Real estate staging is a key component in the process of marketing your home for sale.  Many people think that staging is only for vacant homes but that is not the case!  A house that is furnished and lived-in can benefit greatly from staging too. Follow these three tips when staging your home and you are sure to generate tons of leads and a quick sale.

1. Make Cleaning and Decluttering Your Top Priorities

When staging a home your top priorities should be to clean and declutter.  This may sound like common sense but they are tasks home sellers often overlook.  Look at your home as a potential buyer would. Remove personal items such as family photos, knickknacks, and stacks of mail. You want the buyer to focus on the house and not distractions.  Pack away excess decorative items that are overpowering an area, limiting them to just a few items per surface.  Once you have decluttered, it is now time for a deep clean.  The home will show much better when it is sparking clean and free of extra clutter.

2. Define Every Room Correctly

Moving furniture around to properly define each room is often necessary for real estate staging. If you have a bedroom that is currently being used for another purpose such as a storeroom, playroom, or hobby room; it is time to get it staged as an actual bedroom.  The more bedrooms you point out and highlight, the more buyers you will attract.  Removing large pieces of furniture from overcrowded rooms is a good idea also. Buyers like to see the flow of space and imagine their own furniture throughout the house.


3. Don't Forget the Yard

You might think staging is just for the interior of the home, but the outdoor living space is extremely important as well.  Don't miss your chance to call attention to a cozy front porch or back patio.  Create some eye catching seating arrangements where buyers can imagine entertaining family and friends. Ensure that yard equipment and toys are put away.  You should also spruce up any flower beds and cut the lawn.
